All decisions are final. Applicants who are disapproved have the right to formally request in writing a copy of their screening results.
Owners and their agents are responsible to follow up with their applicants in order to expedite processing. Coral Gate East Condominium is committed to making this transition a pleasant experience. Screening
As part of our application process, all applicants 18 years of age and older are required to undergo a background check. Any history of evictions and/or criminal activity is an immediate cause for denial. The following information will be verified and reviewed:
National Comprehensive Criminal Records
National Sexual Offender & Predator Records
Eviction Records
Delinquent Accounts & Past Due Balances
International Comprehensive Screening (for international applicants only)
Application Fees
Coral Gate East Condominium requires all applicants to include payment for their application and screening in the form of Money Order or Cashiers Check only, and made payable to Coral Gate East Condominium Association. Additional fees may be applicable (Pets, Parking Decal, Move In/Out and Deliveries) once approved.
Screening Fee :Non-refundable Payment in the amount of $75
Application Fee: Non-refundable Payment in the amount of $100
Documents Needed with Application
Please be sure to fill out your application completely and include the documentation listed below.
A copy of the lease agreement (for rental). All future tenants that will reside in the unit must be included in the lease.
A copy of all applicants’ License and Social Security card
A copy of all applicants’ passport (for international applicants only)
A letter from employer to state position, salary, and length of employment or last 3 pay stubs (for rental only)

Parking Fees
All units at Coral Gate East Condominium do not have “Reserved” parking. All applicants must first verify with landlord (lessor) and then confirm with the office if a reserved parking belongs to the unit. All approved applicants will be allowed a maximum of TWO parking spaces total except for studios because of limited parking in the property. All vehicles require a decal. Please review Parking Rules carefully to avoid towing of your vehicle.
A non-refundable $30 fee applies per vehicle decal in the form of Money Order or Cashiers Check and made payable to Coral Gate East Condominium

Move In/Out & Deliveries
In order to maintain our community and help it flourish, we ask for your cooperation when moving in, moving out, and during deliveries. Always be sure to notify the office of your request 48 hours in advance from your day of move or delivery. Please care for our community.

Parking
No vehicle belonging to a unit owner, tenant, guest or employee shall be parked in such a manner as to impede or prevent access to another parking space. Unit owners, tenants and families shall obey the parking regulations in place and any other traffic regulations promulgated in the future for the safety, comfort and convenience of everyone. No motor vehicle which cannot operate on its own power shall remain parked within the Condominium property for more than twelve (12) hours, and no repair of vehicles, except for emergency repairs, shall be made within the Condominium property. Washing and waxing of motor vehicles are not allowed.
Each parking space may be used only by the unit owner or the lessee of such unit, except when the unit owner has given written permission for use (copy to Association) by another unit owner, lessee or guest. No unit owner, lessee, respective family members, employees, or visitors may park his/her vehicle in any parking space other than the parking unit assigned to such unit. All vehicles shall be parked within the painted lines and pulled close to the bumper. As a security measure, all automobile doors should be locked.
All vehicles should have a decal regardless if parking space is a guest or reserved spot.
Trucks, vans campers, recreational vehicles, boats, jet skies, trailers, motorcycles may not be parked on the Condominium property without prior approval of the Association.
Head-in parking only (no reverse parking allowed)
Parking permit decal must be placed in the correct area by an Association employee and always visible
Vehicles with a “RESERVED” parking decal may NOT park overnight in a “GUEST” parking space
Only one registered vehicle is allowed PER unit resident
No “FOR SALE” signage/writing allowed on vehicles
Speed limit in the parking lot is 10 miles per hour
No loud vehicle stereo and unnecessary honking noise permitted
No washing and/or waxing of motor vehicles permitted
No recreation activity in the parking lot permitted
No children are permitted to play in the parking lot
No parking is allowed along Fire Lanes, near trash-loading areas or areas with a “No Parking” sign
VEHICLES IN VIOLATION WILL BE TOWED AWAY AT OWNER’S EXPENSE
Management and/or the Association are NOT liable for charges or damages incurred. Residents temporarily parking a loaner or rental vehicle in the property must register the vehicle with the office, providing that the vehicle on record allocated to them is no longer parked in the property. For extended temporary visitor parking pass arrangements, owner or lessee must make the request in writing to the office.
Noise Restrictions: Unit owners have to fill out the paper work with the Association office for any type of work and/or repair in advance. It must be scheduled between the hours of 9:00am and 5:00pm. No work allowed on weekends and/or holidays. No excessive sounds or music is allowed between the hours of 10:30pm and 8:00am.
Children: Children are not allowed to play or stay unsupervised in gym, clubhouse, pool area, playground, elevators, lobbies, stairways, parking areas, public hallways, or any area outside their condo unit. All children must be under the supervision of a parent or legal guardian at all times.
Hallways and common areas free of obstruction: Do not place doormats, trash bags, furniture or any object outside of the condominium unit apartment.
Trash: All trash must be disposed of in the trash room allocated in each hallway. All trash must be wrapped in plastic garbage bags and disposed through the chute located in the trash rooms. Disposal of Bulk Trash inside the condominium property is NOT allowed. Please make necessary arrangements to dispose of bulk garbage. Laundry rooms ARE NOT areas for residents to dispose personal trash.
